Although, in general, a great roof is able to maintain its appearance and effectiveness between 10 years, then it fades. In some cases, you will see bubbles on top, warping, and cracking. And if you don’t mind, cracks and breaks will lead to leaks, which may cost more to repair. Of course, the level of repair needed depends on the type of damage. If the damage is so severe that it cannot be improved or renovated, then you will need to purchase a completely new roof.

With that being said, it is very important to seek help from expert roofers in your area. But how do you know which ones are right for you?

Here are the main qualities or factors to check.

1. Licensed

If you want to ensure a high level of professionalism, apply for an RBC (Residential Building Contractor) license from your provider. This is a basic requirement for companies that transact building construction services directly with homeowners.

Most home improvement companies already have this, but there are those who specialize in roofing only and that is stated on their permits as a special skill area. If there are other extensions that you will renew in the future, consider a full authorized provider.

2. Insured

All concepts of insurance are the same: it is guaranteed compensation for loss, damage or any adverse and unforeseen event in exchange for a premium that you pay. Some providers offer promotional offers such as free insurance if you pay for the contract in a lump sum.

When talking about insurance, be sure to ask who the insurer is, and also research the reputation and track record of this company. The contract is usually a package (meaning it comes with the policy), but if you’re unsure about that, ask how you can find your own insurer.

Also read about the coverage and keep an eye on the details. A common problem is when the policy doesn’t say they will exactly match your original materials in the event you file a claim. Or, if there is a hole somewhere, will they repair it? They are obligated to restore the property to its original state before the damage.

3. Skilled workers

If there is a policy on KYC or know your client, it is just as important to know your contractor! Although the company they represent is licensed, they must also be individually certified to perform construction work.

Most companies wouldn’t mind showing potential clients profiles of their employees to showcase their experiences and projects they’ve worked on in the past.

If you have the opportunity to speak to the workers in person, then take advantage of that opportunity so that you can personally tell them your preferences and they can, in the same way, inform you of how they operate.

4. Customer rating

Testimonial articles are also reliable sources of information, as long as these writings are legitimate. Do not just read the testimonials on the company’s website because there is a possibility that these are solicited or paid advertisements.

Browse blogs and forums that cover renovations, repairs, and all things related to building or remodeling homes, so you can find the perfect roofing company.

5. BBB Accreditation

BBB stands for Better Business Bureau.

This accreditation committee ensures that companies meet the standards that allow business owners to resolve customer complaints and post-sale requests.

Businesses pay fees for BBB to constantly and consistently monitor and report violations of policies and guidelines. This official BBB approval is not required, but will be helpful in the event that the finished product does not meet consumer standards or if there are disputes after the work has been completed.

6. GAF Certification

GAF stands for General Aniline & Film.

It is the largest manufacturer of building materials in North America. It used to focus on manufacturing roofing items for residences and commercial establishments, but now it has also ventured into other home improvement industries.

Having a GAF-certified contractor ensures that the supplies used for your home are high-quality, long-lasting, and have passed quality and compliance tests.

7. Free estimate

Who doesn’t want gifts? We all do, quotes included! We as consumers need to know the scope of work required to meet our requirements, along with any associated costs.

More importantly, it helps us keep our expenses within the budget we set and we can also use these quotes to compare contract prices and potentially negotiate or haggle deals with different companies.

Included in the free estimate, in addition to the scope of work, is the bill of materials or bill of materials, plus other incidental costs in permits, preliminary approvals, and the like.

8. Years in business

Experience is the best teacher and if you want to get your money’s worth, sign a contract with the vendor with the most exposure to this trade.

In addition to the different scenarios they might have encountered before, their knowledge and confidence in the subject gives you great relief that your roofing will not be experimental or a practice session.
